Federal opportunity zone program

Hello to all and to all Hello! I would just like to inquire about the ramifications the opportunIty zone program will have on investors for the next 10 years. For those who might not be familiar here are just some the incentives: 5 years 10% off capital gains 7 years 15% off capital gains 10 years or more investor pays 0% on gains plus untaxed appreciation on specefic zones. I’m still getting familiar with the details of the program across all the states to pull money from unrealized gains from Investors across dIfferent asset sectors to revitalize these communities instead of using tax dollars. Has this ever been done before? What are experts thoughts? Is this a new improved 1031 exchange? What effects will it have on our economy? Any questIons, answers , thoughts , statements, strategies, will be most appreciated from me awell as the BiggerPockets community?
