You have to have under 41% debt-to-income and they also include a $$ value for Family Support depending on how many in your family.I understand what you're trying to do and it's not a bad way to start out even if it is a bit of a hybrid to most investors here on the board since it's living and renting combined.

See if it would be possible to either capture the property closer to $220,000, or see if there is any way that the rents can be raised with minimal expense on your end (may clean up and fresh paint can increase the rents from $2,200 to $2,400 or higher) or a combination of the two.
