Sell or keep renting my Las Vegas Homes

I own 3 homes in Las Vegas all free and clear.

1 home is a 3 bed / 2 bath build in 1997 - 3 car garage, 1266 sf, in green valley henderson , low HOA, single story, fully rehab that I rent for a Section 8 tenant for $1253 per month. Brought in 2012 for $115,000 now is worth $170,000

2 home is a 5 bed / 3 bath build in 1974, 1848 sf - fully rehab, near University of Nevada, single story that rents for $1100 per month. Brought in 2012 for $74,000 and now is worth around $145,000 to $160,000.

3 home is a 3 bed / 1 bath build in 1953, 1104 sf - fully rehab with all new from electrical, windows, plumbing, stucco, A/C. This home is in Henderson but not really nice area in Henderson. Got some bad people walking to go wal-mart . This home is across the street from walt-mart. It is vaccant because I just finished the rehab. It could rent for $900 per month. Brought 04/2013 for $52,000 and put $24,000 in rehab total of $76,000. I could sell it for $115,000 but last model match took 3 months to sell.

Should I sell it and go after flips???

Should I keep it rented???

My credit is not the best so I cannot get a loan on those homes because of a stupid short sale back in 2010 and not having a everyday job. I just do real estate full time and the bank wants me to have a full time job in a company to give me a loan. Sucks..

If I sell all the homes I will be able to buy at least 4 homes in Las Vegas..
