If I buy a property with a tenant in place I can't do a lot of rehab right off the bat so I put that number up closer to $200 per month and if I've just put in a new roof & hvac then I'll drop it down to about $75.

If your numbers look good and you can put in an offer and contingency for inspection and appraisal so you can walk away if repairs are too much or if the equity does not produce.

If you decide to back out of the deal, you will lose that money, but if a home inspection reveals a bigger issue than what you are willing to tackle, you will get that money back.
