Assuming you are just a "wholesaler" and not a licensed agent or broker how would this not fall under the category of practicing real estate without a license (a felony in most states)?

Finding a motivated seller is always a bonus, but the numbers still have to work.

If you use the search up top in the right hand corner, there have been several discussions on what generally classifies a property in each category, and those will help you figure that out.
