The trick is convincing the seller to wait a few months for their payoff, and also convince them that you're not trying to scam them (for people not involved in real estate, this can sound complicated) -- but if you can get the seller to agree, it's obviously a great position for the investor.I'm actually in the process of negotiating with a private seller using a seller financing/holdback...this may be another great strategy to try with this seller...Thanks Brian!

In the unlikely scenario they give me a fake ss number, or get a digit wrong, I am now in a much worse position to collect unpaid rent if I have to go the collections/garnishment route.I don't know how a landlord can verify that the ss number I have been provided matches the identity that was put online.

So if you did transfer to a LLC and the LLC even got a loan, you would probably still be on the hook for that loan with a personal guarantee.I'd say if they are only worried about the equity position on the existing unit, then you could improve that with a cash payment to the lender to reduce the principal balance.

It's also amazing at how well the Republicans have spun the best interests of big business and our 1% as being the patriotic thing to do, playing on emotions and fear to motivate the base.Anyway, Romney certainly demonstrated very clearly his position and attitude in front of those who paid more than most of those 47% make in a year for dinner just to be in the room with him.
