Your post is very vague as it doesn't provide any background on what you're trying to accomplish or what your role is in this process. 

I definitely emphasize to them before signing the lease how I want them to continue to have a safe, beautiful place to live, but unfortunately I can't provide that if they're unable to pay the rent.

If they think something weird is going on in the background, they might not go with it.All this being said, for a lot of people the pros far outweigh the cons.

If you are just offering the room that is okay but I would phrase it like " Beautiful Room to Rent in Quite neighborhood Near City Attractions".

In addition to standard background checking actions, I make an appointment to visit their home.
