The ones on meetup are either not active anymore or are guru programs. 

I can't really see the advantage in both of you being licensed (or at least both having active licenses).

Since these practice deals are not buildings I am actively looking at, I probably won't get an accurate picture of these items anyway, but I will still be able to refine the process a bit. 

@Ted Tackeberry, there are quite a few active wholesalers in our area.

After researching a little further I have found that a property has been foreclosed on, may even be vacant, but is not active on the MLS.

Your license should be active and placed with a brokerage in good standing with the Georgia Real Estate Commission.The commission belongs to the brokerage and your Independent Contractor agreement should spell out what percentage split you get after their take.
