I don't mind paying for their time, but it would be preferred to pay them after the work is done and the property is purchased".It's likely that someone here will tell you that a GOOD contractor is too busy to mess with your, "I'll pay you later IF I get the house" gift.Do you currently have easy access to the inside of the property?

I went back in and changed the following: - Added my acquisition financing amortization time- Increased my closing costs for the acquisition loan - Changed my purchase price to $60k to reach the target LTV you mentioned in #3- I also added in monthly holding costs which I totally spaced.
