In my opinion when you are starting out you have to do most of the work yourself that is certainly the case unless you are absolutely amazing in finding the right people willing to help you such as real estate agents, lenders, contractors, tax advisors, etc.

Account Closed  OK I will Bite   who is going to sue this guy if the seller subordinates and bank makes a construction loan   the house get sold for a profit.but yes I absolutely agree with you.. that generally speaking folks that would ask the questions the way he did .. one would jump to the conclusion you did... not ready for prime time :)

Thanks @Andreas W. and @James Mc Ree Thanks @Herman Herrera i'll look into it.Thanks @Jeff Filali i guess i have to buy a few more houses to replace my income for the health insurance. you know most of time you don't need it when you have it(the insurance). you only need it when you don't have it. i don't like seeing the doctor but who knows if my kid fell, sick..etc. you are absolutely right. it just an entrepreneur mindset and motivation that i need to work for my own company and have my own salary, benefit, insurance, 401k etc. i am seeking for freedom to be with my family  more that's why i want to quit.

But if it is in a flat market, and is cash flowing nicely, hold onto it.One thing i remember from the podcasts was Brandon saying "You can make any deal look good if you put 75% down", which is absolutely true.
