This is why i am bullish on vegas.. tax rates are very very low .. comparative and you can get nice cash flow on a 300k buy that rents for 2k because of it.

I am looking at houses with 5 or 6 bedrooms in North Las Vegas just under $400K.

It does have a community college and the Native American reservation nearby has a casino.

I did a couple a few years ago through CCCU here in Vegas, but I think they may have gone to 75% as well.

Typically they look like SFR but have a single water meter for all of the units (but separate gas and electricity).Go to another location and maybe there are no duplex to quad in decent areas (I believe this is largely the case for Las Vegas).

From an economic standpoint there is a lot of development going on there with Amazon, the Tiverton Casino, Healthcare and the Development of a large shopping complex. 

My heart says to invest in the Portland area where I have family or Las Vegas, where I lived for 10 years.
