Architecture Student Looking to Start Investing!

Hi everyone, I'm currently an architecture student living in Los Angeles, CA entering my 2nd-year in the undergraduate program here at SCI-Arc. I've been doing research here and there about investing in real estate but I also wanted to hear other people's two cents on the topic. 

My girlfriend and I wanted to invest in properties in a city near Las Vegas, Nevada. We have family that lives out there and we believe that it has potential. We have a family contractor that wants to go in on our first deal together but right now we're just saving up for the down payment. She works two jobs, one at Dignity Health Medical Group and one at UCLA. I'm currently working as an intern for an architecture firm in downtown and we both have great credit, plus 700. Before we dive into it, we wanted to learn anything and everything about investing in real estate before we get our hands dirty.
