Is 80 LTV, 30 year fixed, cash out refi possible?

I'm attempting the BRRRR strategy and having trouble getting lending referrals for this area (Panama City) so I've been google searching, trying to email and call.... they usually don't get back to me and when they do everyone is saying the same thing, 75 LTV is the best they can do. Anyone have any suggestions for me here? I really need 80 LTV to make this deal work. I have good income/debt ratio, good credit and zero investment properties so far.
