I’m not into big multi family markets myself but I do know this .. if your afraid to pull the trigger when the market is doing really good what makes you think you’ll have the nerve to do it when there’s blood in the streets and everyone is running scared .

@odie ayagaMaybe.I think the larger lenders that we work with (that do allow borrowers to take title in their own name) realize that there isn't much difference between an LLC with a personal guaranty and just believing that a borrower won't move in and trigger any Dodd-Frank rules.

I have a few spreadsheets analyzing deals but aside from the 1% rule and how to estimate CapEx and repair costs, I'm never sure what price I should think about pulling the trigger on a property.

I've never pulled the trigger on any data services like that just because I personally think that brokers are just the most efficient way to find off market deals.

This was triggered because the one thing I did not know was that 2019 Taxes were not paid (not sure if Auction was supposed to pay them but at this point they are just saying they should not have to), which increased my worry as a newbie.

@Mark WilsonYou need a local real estate attorney, you need to buy the house subject to the existing mortgage or wrap the mortgage without triggering the due on sale clause, you also need to negotiate rent for the time the seller remains in the home.
