Has anyone spoken to their insurance companies yet regarding if a loss of rent policy is included if tenant's simply just cannot pay rent and by law cannot be evicted?

There is nothing wrong with owning rentals but you simply cant drink the got to have as many doors as possible as quick as possible cool laid unless you have the financials to back it up.

I own 2 rental properties that I rely upon for my income as a landlord.With the new virus mandates, tenants can simply not pay rent and there is little to no repercussions to recoup this money or evict.

There is nothing to write off....you never received the amount of his fee, which would have been income, and then turned around and paid him, you simply received less income.....same thing, tax wise.

It has been a nightmare, simply put.I was in the same situation you find yourself in a couple of years ago, where I had a pretty good full-time job, but wanted to have backup income, or if you will, a plan B in the event that work just didn't work out. what I did was saved up some capital, and got into a multifamily house hack and lived rent free for sometime until I was ready to make another purchase.

I'm wondering if there is a stay on evictions if renters will use this an excuse to simply not pay rent.Anyone else have concerns?
