They are generally pretty reliable, and the occasional repair bill to fix them, should not be a regular thing.   

If you are really aggressive, rent all the rooms if you can and couch surf, or build you a little room in the laundry room or garage or some alternative space and live there occasionally if you can get your bedroom rented.Get prequalified today to see what your budget is. 

I'm not necessarily a lover of the BHAG, but I occasionally give myself one when I have the mental energy to pursue it seriously. 

Occasionally, they will offer "sponsorships", whereby they will email your message to their list of agents.

You might be pleasantly surprised by the occasional $100 coming your way from the tenant but I have found that to be the exception rather than the rule.

I would during the course of the next inspection take a gander for any overt signs of more than an on occasional tenant and if I saw enough (More than some clothes and a toothbrush) I would simply inquire as to if she has added a tenant and inform her of what is required if that person takes up residency.

You can do it too provided you have time flexibility to engage the occasional issue that comes up which usually requires sending text messages and/or making an occasional phone call.
