We are Rehabbing a duplex in Waterbury on Meridan street.  

Recently my mom has been looking at a bunch of houses in the Clinton Twp. area in hopes of either finding rental properties or doing flips (I think flips are her ultimate goal but she is a novice real estate investor as well and would like to gain more knowledge before she begins).What are your thoughts on the north-of-16-Mile-Road property market for my mom's sake?

Jesse- The land by itself is at most worth $40K, comps (lots) nearby on an off street sold for $36K and no it is not in any condition for any type of use.

You can ride to almost every neighborhood without crossing major streets.

I'm moving to the area (about 45 minutes North) and I refuse to believe there aren't great investment opportunities there where you can safely make an honest living in flips, buy and hold etc.

I have private funds available and his personal rate on those funds (home equity line) is 6% so my rate be be north of 9%. 

The house will be located in North Nashville.  

@Sandi Hague I am very familiar with Westwood (I actually get my haircut on the corner of Rainbow & 48th street.

I actually have a Mill House coming on the same street a few doors up on the other side that is 500 sf smaller w/ 3 bedrooms & 1 bath that will be coming on for 375k – 385k.My sellers are not in a position to renegotiate.
