But, when you're a licensed agent, it's illegal to use the same model (i.e., you can't take a commission of all monies above a specific sales price).This is called a "net listing" and I believe it's illegal in every state, as it pits the agents best interest AGAINST that of the seller.That said, you are welcome to negotiate and fee (or percentage) you like with the seller, so long as it's fixed upfront.
