My only addition would be to make sure you're conservative on your ARV, and can justify the value to the investors you're pitching deals to.For if you fib a little and stretch to make the numbers work, you'll start to get a reputation as the wholesaler who has no deals and is simply full of hot air.When you're just start out, people are going to be double-checking your numbers every time, so make sure those numbers are right so investors will feel comfortable working with you.

Water is the easiest for you to pay for, after that I start to get twitchy on the "don't buy" button...When owner pays the utilities, you get tenants who crank the heat up in the winter, and when they are too hot they open a window to cool down...

We found this out because when unit 2's water heater went out completely and was not producing any hot water, we are still able to get hot water from the faucet, aka we are getting either unit 1 or unit 3's hot water.These are pretty old units, we pay the entire water bill that isn't split up per unit.
