I'm just getting started myself. But there's a lot more that goes into a flip than one would think, especially if you're used to the reality shows and gurus making it sound so easy.
My suggestion: Get educated first. Read the articles here on BP, forums, etc. I just bought The Book on Flipping Houses by J Scott which comes with a book on estimating rehab costs as well. So far, they're extremely informative.
Also, start looking everywhere for deals. Craigslist, while you're driving, etc. Take a look at the prices, do the math, and get very familiar with things like the 70% rule (it's not an exact science, but gives you a good idea of what you should be paying for a property).
Research financing options. Know where you're getting the money from, how, and the ups and downs of each option.
