If something does need corrected, they will give you a couple weeks to make the changes and do a re-inspection, or you can tell them at that point you don't want to move forward with the program at that property and end everything there. 

I thought it would be a good idea to install a garbage disposal in my unit before my previous tenants moved in.

Though if the tenant does end up moving out, I'll probably have the same issue with the next tenants.

No DTIs...It would not work for an owner occupied like the duplex you are looking to house hack, but if you are moving out of your current residence and putting renters in then a DSCR might be a good option for you.
