For leads I have a variety of recommendations depending on where you're investing - is it a competitive area or not?

Any thoughts regarding stock on the market, competition, cash-on-cash comparison, etc. would be appreciated. 

Like Kerry Said they Charge $1500 to set up an LLC, which is approximately double what the rest of the competition charges from my experience and can add up substantially if one has the need for multiple LLC's.

The college area seems like there is a lot of competition from investors that have established themselves well there over the years.

To be competitive in this hot market sometimes you have no choice.

We are in a very hot real estate market with a lot of competition for properties to make exchanges.

I think there's room for more opportunity in this and there's already competition so just be aware of that and start looking at what is already out there.
