I recently got an invite to the monthly rent escrow procedures meeting at district court (attended by several judges, clerks, various attorneys, etc) and brought this problem to everyones attention, where this issue was dismissed despite it being the law.

I'm buying one now w/o agent but both of us know what we're doing, I used a land consultant to negotiate (complex deal with easements, etc), we put the PSA in front of an attorney for review and then opened escrow with title company.

If anyone comes across this post, I ended up having my attorney draft a contract that outlined the specifics of the deal, and then used a Quit Claim deed to add my name to the title of the property.
