In Texas, contract for deeds have been under extreme legal requirements to the point they are rarely done, even attorneys avoid them.

I recently got an invite to the monthly rent escrow procedures meeting at district court (attended by several judges, clerks, various attorneys, etc) and brought this problem to everyones attention, where this issue was dismissed despite it being the law.

I agree with you Rick H.undefinedI've never met a successful real estate investor in my life, under 60 today, who had never taken a real estate agent's class and passed with the exception of two other professions, attorneys and CPAs or those that actually learned finance, law and general business.

In wake county NC, attorneys only release funds after recording.

I'm buying one now w/o agent but both of us know what we're doing, I used a land consultant to negotiate (complex deal with easements, etc), we put the PSA in front of an attorney for review and then opened escrow with title company.

If anyone comes across this post, I ended up having my attorney draft a contract that outlined the specifics of the deal, and then used a Quit Claim deed to add my name to the title of the property.

And it consists of doing owner financing deals with multifamily properties providing them with the down pymt and bringing my attorney to make sure I'm covered .
