Hello everyone.I plan on househacking and, since multi-family is hard to come by, I have heard some people buy a SFH and live in the basement while renting out the rest of the home and renovate the basement in the process.To me it seems like it wouldn't really impact rent amounts too much unless I added bedrooms and I feel like the deal would already have to cash flow because of that I know this can be pretty nuanced but I am open to everyone's thoughts.Thank you!

Those of us (loan officers) that do DSCRs are very familiar with working with people from all over (and outside of) the US.

I do know quite a bit about Belize because I looked at possibly of investing there and did a thorough due diligence a long time ago and I know quite a few people who have invested there.

People are under the impression they will make a fortune holding on to these empty lots, but I am not so sure.

After doing research & learning that declining requests significantly impacts visibility, I'm left with two questions: 1) How would you go about rejecting people to avoid vacancies without getting penalized?

This went into effect 2 years ago in July. if you waited until now you might have a problem, most inspectors are slammed with people who procrastinated on this.

Another good way to meet people is to get bids while you are under contract and doing your due diligence / inspections.

Those two things I think people should come to recognize for the remainder of this year. 

Why are people willing to pay these prices when they could put it in a CD?
