As the Executive Vice President of Marquis Properties I think it is necessary to point out that forums such as this are valuable but not the authority on the subject in question.

What your describing is not really a JV - It is more of a advanced wholesaler and I see it as a flat fee payment - not a long term partner.Unless you have a solid track record of 100+ deals I just dont see the services you mentioned valuable enough for me to give up equity.

And your'e right they can play a valuable role.

With this knowledge, if you can wield it, you become more valuable than the person with the money because you know what to do with it!

It is true that there are other ways to go but FHA is a valuable tool " certification" will increase values and Marketability!

I feel they are both extremely valuable in different ways.If you work for a local developer and have goals of exceling within the development world (whether it’s by yourself someday or within your company) I think the Certificate Program would be great option.
