I am interested in forclsures and fixer uppers as I can do most work myself and have connections for anything out of my skill set.

You can do a lot of the market for free, just do lots of leg work to get started (get business cards and maybe a printer - $100 all in should set you straight plus gas money).  

Get into the upper $200's and $300's and there is a lot more inventory.

I have about $25k in cash (max on a property that i really want to spend is about 45k) and don't mind a fixer upper or evena house in a C - in this area as my partner's father is extremely handy and fixes up properties on the side.

I can't pay cash or come up with 20% to put down on a 500K fixer upper so I think I need to look outside the city for the most part.I am excited to be part of the BP community!

you may have to be cautious with tenants like the "boyfriend" as he may be versed in the law and can gain the upper hand in the situation.  

Also looking for dependable General Contractor for future fixer upper purchase who is honest and reasonable.

I was thinking about doing a live in fixer upper.
