You can do a lot of the market for free, just do lots of leg work to get started (get business cards and maybe a printer - $100 all in should set you straight plus gas money).

I have about $25k in cash (max on a property that i really want to spend is about 45k) and don't mind a fixer upper or evena house in a C - in this area as my partner's father is extremely handy and fixes up properties on the side.
