Any Realtors in Orange County

Hi Guys!

I have recently expanded my search  for single units/small multifamily duplexes in the Orange County area. I have about $25k in cash (max on a property that i really want to spend is about 45k) and don't mind a fixer upper or evena house in a C - in this area as my partner's father is extremely handy and fixes up properties on the side. I am looking for an experienced investor-friendly realtor who has can help with finding a property that has potential in this area.! Thanks in advance!

Are you planing to mortgage or do you want to pay cash $25k for a house?

A few notes on the area from my observations:

1) stay away from Newburgh, housing is cheap but it's a war zone and schools are bad

2) single family is hard to cashflow in the area because taxes are too high relevant to rental rates.  You need to be all in around 40k in order to flow and you are not getting a house that cheap that is rent ready

3) stay away from Newburgh
