The issue is having the cash to take advantage of those, so you may want to build your network to include some hard money lenders that could work with you if that fits your investment model/goals.

The other issue would be how long a new business would take to earn you what you would be getting as rental income.  2.

Biggest issue is that for our standards, the place is a mess.

And you don't want to discourage tenants from reporting issues. 

You will hovewer have to issue a new warranty deed, creating some filing and stamps fee.

As of  Jan 1st 2019 I have raised the rent for both of the 1 bedrooms from $625/month to $685 One of the tenants did balk but they paid it because that is still under value by about $50-60 The garage rent has been raised to $140 from $100 The renter of the garage made no issue of the rent increase.

I uncovered a multitude of issues (mainly cosmetic) but I have a couple of big ticket maintenance issues remaining - a slab drain leak (not supply) which was recently discovered and the home appears to need slight leveling (door jambs tight, small gap on brick outside). 

They agreed and then went on to tell us that the dishwasher was not working correctly and needed to be replaced and that the downstairs bathroom toilet had flushing issues as well.
