It seems many people get tripped up with the idea of str's as compared to typical real estate. str's are HOSPITALITY BUSINESSES, of which the real estate is only part of the business (albeit a big part), but are typically not defined exclusively by the real estate. 

We signed a purchase agreement in constructing a semi-custom house and are expected to close somewhere mid February.

How to construct a new home correctly does not worry me, but how the funding works does if I were to try to build with intentions to hold and rent it out.More specifically, homes are being sold by GCs for less than their typical values of $180-220k.

My name is Brooklyn, I am 20 years old and fresh out of college, I just graduated with my Bachelors in December 2023 off a full ride scholarship with a 4.0 GPA, I currently wholesale land and houses....

My question for those of you who have had a nasty cleanup situation before either from a purchase or tenant that left the property is how much would typically be charged for the services mentioned above? 

Do you ever consider investing on the eastern shore, right in between those two markets lol, have a rental there & another under contract, really good market imo, still can get new construction single family under 300k and new construction townhomes under 250k which is still crazy to me lol.

Our strategy is to focus on places that we would love to travel to ourselves.With this being my first out-of-state investment, I really need to find a team that can help us with funding for both the land and new construction and  contractors (we would have the building plans already).Any help would be greatly appreciated!

However, after close and further evaluation of the property he decided he wanted to do a new construction play.

My wife and I are pre approved for an FHA loan and want to buy a new build construction home that will be ready in 8-9 months.

For other items, (i.e. framing, roof, siding, floors, windows, dry wall, insulation), do people prefer to use one crew who can handle most of this (typically the interior crew), or are there separate contractors who will handle each of these (or some of these)?
