This one might work out long-term, but your margins are thin and even once you flow positive your returns aren't impressive.More importantly, your posts read like you want BP to convince you to buy the property - like you're not even really sold on it but you want the go-ahead from the hive mind to pull the trigger on something that's 'good enough' so you can get started now rather than waiting until you have more capital.

It sounds like you might want to sell it and take your money elsewhere so I would pull the trigger.

But because i wasn't clear I ended up causing both of us headache... .. another thing When they bring you a deal or respond to your request for quote for services, be quick to respond back and be ready to pull the trigger when all the stars align for you.

My CPA ran all the numbers before I pulled the trigger .....but once I file taxes and see Im ok .....I’ll be fine!!!

I couldn't pull the trigger, it didn't seem to make sense to me, again the newbie investor and after talking to others, I was convinced to renegotiate to $90K.
