However, if the new applicant moves in and starts paying rent 10 days after the previous tenant moved out, you couldn't still charge the previous tenant for the last 20 days of that same 30 day period because that'd be double collecting rent.So, if you end up going to court, I'd bring evidence that you advertised the unit for rent, and (if you end up re-renting it), a copy of the new lease to show what date the new lease/rent starts.
