Putting my 1st Rental to work

Hello BP,

So I am closing on a second  home on the 30 

Of August .  Making it a primary  residence  and turning  my first home  into a full time rental.......

so here comes the questions. Do I start advertising  it now or wait to move into my other home and go all landlord mode?.

I own a 4 bed room 2.5 bath  2100 sq foot home that can rent for $2100- $2300  monthly  in Tacoma. comps indicate  $345k selling price but owe $220k at the moment. I can cashflow $ 500 after monthly  maintenance  savings and mortgage  is paid.

what would you BP vets recommend  for a newbie trying to start my portfolio to take off recommend
