I just do not want to be one of those people who never do the first deal because they are afraid or think they are not ready.

They did the exact same thing, but my mindset was "I am ready to go". 

I have $50K ready cash, but like most investors, most of my funds are tied up in other properties and I've pretty much leveraged them.

The actual brokers in each office are usually not the ones ready to teach. 2.

Then do a good make-ready/light rehab (possibly just new paint, the smell of fresh paint makes a world of difference!) 

Looking for someone to link up with who is fired up and ready to go!!!
