A person who has become successful in real estate has not done it by taking advantage of new people's time... you are WAY more likely to get screwed over when you sign up and pay money to some of these 'real estate success' programs that you can buy online.So, don't go into it thinking that they are out to use you... go into it giving 100% to find ways to save that Mentor's time and you will be rewarded with some awesome knowledge transfer.

There are websites out there that train you to manage a mobile home park and they probably provide sample forms.

Are there any govt programs to reimburse landlords affected by the moratorium they enacted?

What I'd recommend doing is getting on the team of an investor focused Realtor so he/she can pump you with leads and training to get you moving.

Not too urban but close to all of the amenities of downtown, and is a quick train to center city. 

This drives me nuts when I would sit in these training sessions and received a lot of this.
