I'm curious to hear from this community about what additional services you think a property manager should offer to enhance the overall property management experience.What are some other innovative or valuable services you think property managers could offer?

Sellers go out thinking they have a deal and contract for their new living arrangements only to have their deal fail and now it puts them in a pickle.

One was a 5 year HELOC that we did on a house we owned free and clear for I think 50% LTV.

I think DSCR Loans are definitely in your future as you continue to grow your portfolio but probably not the best fit here:-Can strictly not use DSCR for any property you live in - would technically be possible if you moved out, leased up the unit you are currently in and provided good documentation that its legit - but this is a firm non-starter for DSCR (absolutely no occupying the property)-DSCR Rates at best are in the sixes on a cash-out refinance - so you would be doubling your interest rate at least on the current property - which could make sense but its a pretty high hurdle.

You have good advice above in that you aren't doing a teardown as a new investor; to even think it's possible is absolutely silly and a product of forums vs. real life.What's your why?

I just think Columbus has been buzzy for a long time so a lot of new investors choose it for the wrong reasons.Like, you can still make money in Austin, but you missed the big money and now it's much harder.

My thinking is that since the basement is an illegal unit, we'd put in the lease that the garden can be used for rec space/gym/office space but not as bedrooms, no one should live there/sleep there. 

I am heavily into investing and I have been thinking lately about investing in Real estate.
