Honestly the best thing you could do is record yourself on you're phone and later listen and try to learn what you're strong and weak at.

If you just starting out in the business I strongly suggest you research and join a brokerage that has strong training program covering all the Real Estate disciplines. 

Properties that are unique in their neighborhood are notoriously difficult to calculate for accurate investment value.Do you want to be left stranded, committed to buy at a price the Seller already thinks is the best net-price they can get, and you would be gambling it wasn't?

Follow the rental market for a few months and see if rents are strong, and the rentals are being filled quickly.  

The market in PB continues to stay strong.  

We can't commit a timeline other than sometime in 2016.  

All are active investors with a strong history of flips and ability to close in cash in less than 20 days.

I would strongly suggest you have someone with some actual expertise look at the conditions in person -- could be a knowledgable GC, an architect, etc.
