But with that said, if your deal is in a decent sized market, i.e. at least 15-20k population or higher, then what we do is pull a cash buyer list from Propstream, and for the buyers that are LLCs, LPs, Ltds, Incs, we look up who the managing member(s) is/are, and then we skip trace the list and start calling.

At some point in the near future I will sell everything (small to medium properties in the $300K - $7M) and do a 1031 exchange (so I don't get slammed with taxes) into a handful of large income producing properties...hire a management company and call it a day.
