Some of it depends on if you are using cash, using private money, using banks, or using Subject To and Wraps.

Should I start looking to raise money thru private lenders and do a fix-n-flip or should I back out the deal if I don’t get an offer by the 14th?

I know people speak against it, but I use Zillow to search recently sold comps to help me determine an ARV on these homes and have been for the most part spot on, because I am conservative.I want to move into small multi-family, 2-8 unite.

If it sold they paid more that you were willing to pay, if not sold consider making the same offer with a down payment.

I sold a house to a vet that had 100% disability rating and he told me he pays no property taxes....and it appears this way on the tax role too.   

In my part of the country an upgrade to a system can get pricy, we're talking about new civil engineering plans, permits, meetings with the town, excavators, and new landscaping, its a process....So I have to ask, are you sure you have a private septic system?
