Using private money for rehab

Hello everyone, I am new to BP and also very excited to be here. I have a multi family that I have purchased in 2013, it need some rehab job if I am to list it for sale. A contractor is proposing to do the roofing and siding through my insurance, he says it will save me out of pocket money. What will be the wisest way to utilize this asset. I am currently living in the basement and rented the ground floor. My tenant for the second just left after 5 years, I am doing Airbnb between second floor and basement. I seem to be working just fine. Any suggestions will be welcome?
