Install should be around $2 pSF.Flooring is not "ALWAYS" done after kitchen remodels, in fact, it is better to run flooring under the cabinets so you don't have to add quarter round to fill the gap later.

My ex-tenant wasn't cooperating much either so both the covid assistance I filled out got rejected so I have to pursue small claims court.Terrible laws in California that favors the tenants and throw the landlords under the bus.

That was 2014, house will easily sell now for $150K, thats 14% per year appreciation plus it PROFITS $800/mo in cash initially now its $1000/moI do NOTHING to maintain this property because its filled with families, who make good money.

One I had was a minimum 90 day rental period so it was easy to fill in the first quarter but sat empty the rest of the year.Expect greater vacancy for vacation rental, (cash flow is intermittent)Higher cost due to turnover (Cleaning, maintenance, leasing etc)Guests want to be treated as if they are staying in a hotelOne corporate furnished rental I manage has had the same tenant for 2 yearsYou can use them yourself when not bookedOne good friend of mine manages a bunch of single family vacation rentals and many of them have converted back to long term rentals as the income year over year just didn't support the extra hassleThe Cubs WON!
