The bottom line is that 99% of sellers who will sell at a wholesale price want you to solve a problem they have.

I also heard a strategy that adding a P.S. at the bottom saying "did you know if your home has been vacant for over 60 days your insurance will not cover you" helped add a sense of urgency ?

However, I would be limited to how much I could increase rents over time (all properties would be, but being at the bottom means all other properties that are bigger/better would have to go up in rent before I could raise my rents – I guess I’d be last in line, so to say).

Green-minded investors in other states don't get that extra boost to the bottom line. 

Bottom line: I am looking for ways to bring others, who want to invest with me, into single deals.

Now I am stuck on what I should offer next, 129,000 is cutting in to my bottom line a little too much.

Not to mention that 60% plus is shadow inventory on hold in the institutional sector.That being said, we have yet to see the bottom in these areas and I see another 15-30% decline in value over the next two years.

My bottom line suggestion: Read a better book.
