Does this mean you're shooting yourself in the foot to evict someone in this situation?  

Also, with our economy starting to go through changes that indicate a bubble again, it also gives me concerns to whether I should get started now or to wait.I know if i start off on the right foot, the left will follow suite.

I have rental comps and All sales in last 6 months within one mile about 120.00 sq foot so would put aprox appraisal at 199,000.00 .

I want to make sure that I present the deal as best as possible:1200 square foot  3 bed 1 bath  located  in up-and-coming West Philadelphia  near the train .  

Then, it has always been about $100 a square foot to build NEW in Tampa, Block Construction.

The national debt for one thing does not benefit from rising rates nor is the Fed interested in chocking off a yet robust economy.  

The unit was almost done save for the bathroom and kitchen, and at that point it was mostly done.I wanted to see if we could move the shower, as it was connected to a claw foot tub and attached to the side of the wall that has a ceiling height of approx 4.5 feet.

My thinking is that this process will get my foot in the door and through the process I will gain some formal education about real estate.

I did one of these houses in 2006 - cut out the subfloor and drywall (about one foot near the floor) and replaced.
