Remember,  reading leads to knowledge,  knowledge leads to comfort and comfort leads to action.

I closed a few deals for others and have only done 1investment for myself.Always remember, in the beginning especially, to do a math analysis on your prospective properties and try to look at them before you make an offer or at least have a clause in the purchase contract that says in the upfront (about 10 to 15 days) you will make a detailed inspection and possibly back out of the subject deal without a penalty that will not hurt you to much.  

Remember S-corps have a requirement for reasonable compensation.

Remember a service animal falls under the ADA with the Dept of Justice.

I can remember dozens of times where a slip and fall or other incident resulted in requests or threats for compensation but ultimately nothing being pursued legally.

But remember just because you think you have a deal, doesn't mean it is one.

For as long as I can remember, this was almost looked at as a *wink *wink type thing but I can tell you Fannie, Freddie and banks are looking at this stuff very seriously and calling mortgage fraud.
