I wanted to find out if any of the people here in the BP community knew a reliable 203k contractor.

@Brian FitzGeraldI don’t have one buyers agent instead I’m up front with agents if they find a deal worth buying that I’m a reliable investor that will close if I say I’m going to buy.

While I will model the IRR because people want to see it, IRR is entirely too speculative for me and is not a reliable enough indicator when using other people's hard-earned cash.
