Investor Realtor Relationship

With my relatively shallow experience as an investor, I realize what I have to offer anyone on my power team is small.  So how do I go about building a relationship with a realtor?  

I’ve spoken to a few and they have brought up signing an agreement with them.  From the way I understood the agreement, the agent would get a commission regardless of their involvement in the deal.  

Is this something that Newer investors do to get there feet wet?

I have never heard of that in my life, but if you've talked to more than one and they're all asking for it, it must be more common than I realize. Maybe it's a regional thing. I would never sign something that allowed a team member to make money off of me without doing any work.
