if you are going to add value and cashflow the Laundromat, I'd assume that having the business produce the funds from profit to pay off the owner's note would be somewhat straight forward.If the deal makes sense and the cashflow is there I'd think a cary back would be a good way for the seller to get the number they want and for you to bring little or no downpayment.I contacted the credit union in town and they didn’t offer commercial loans.

If it's important to be near the Bay area then maybe consider the Tahoe Reno, NV market because it's only a few hours away if you need to go to the office and it offers a landlord friendly environment, low property taxes, and no state income tax.

But as a disclaimer, I have been let down by a contractor who was recommended so it is not the end all be all if someone is recommended, but it's a start.The problem is, to get the network up and running and continually doing business: That is finding projects, analyzing projects, offering on projects, securing financing for projects, fixing projects, selling projects.
