However, it seems like ours may be worth about 550K now and maybe in the neighborhood of 705K separately as townhomes but that's not a sure bet we have to do more research.

If you really want to stay in Utah your best bet would be to network heavily with the wholesalers, but even then, you need to run your numbers carefully because most of their offers won't be that great either.
