I'm looking to invest in rentals (long and short) and flips.

For your next purchase, would you factor your financials based on your initial 25k investment, or the full 50k you now have in pocket?

We are looking to start a rental investment business and we're currently doing all of the reading and learning that we can get our hands on. 

This required previous rental property ownership history and a personal balance sheet the bank used to underwrite their risk.Due to these barriers to entry, I have been exploring a zoning change from B1-1 to RM 4.5 thinking the change will open up the pool of potential buyers with the ease of residential financing.

Whether it is litigation or surveillance I would do whatever it takes to protect yourself and your investment
