You probably already know the players here on BP that are investing in that space.

Freaking deal with it and get some balls - are you a player or not?  

Ran people off the road so they couldn't chase me anymore. 

Most spec builders, developers and major commercial/apartment players I know don't blink an eye at personal guarantees and continue to push their chips "all in" on a regular basis.  

My philosophy so far has been cash-is-king, so my chase has been in securing cash flow.

Better to "leave" $500 on the table than have 4 months of carrying costs trying to chase a few dollars. 

Emotionally, it is hard to let it go, but I agree that I should channel my energy and time into something more productive than chasing these crooks.  

That's why I still deal with Chase, they have branches every where you turn. 

The guys in this space know what the other players are offering (at least in my market). 

I mean really, I might make more chasing opportunities in Iraq or Turkey or Mexico, about the same difference, it takes a good manager on site, a local attorney to take out the trash, taxes may be an issue but gee, returns should be considered if you're getting outside your own neighborhood.Now, I did think about Detroit, so much in fact that I had a dream about the Motor City, which ultimately led be to decide to stay in my own backyard,My revelations in the middle of the night gave me a more realistic view of investing outside my realm of better understandings.
