I would suggest you either prescreen people a bit over the phone before scheduling a showing time (asking questions about pets, income, and credit score eliminates 75% of the callers right there) and then confirming with them an hour or so before the showing (tell people if you can't reach them to confirm an hour before the showing time, the showing is cancelled), or, just publish a rental open house times like 7-9pm Wednesday night and 11-1pm Saturdays.

Open cabinets, turn on lights, run disposer, open blinds (to verify no broken/cracked windows), look at angle stops behind toilets, dripping underneath sinks, chewed up corner baseboards (indication of dogs)......

The only reason I even tried for $2495 + $50 for having a pet. was a few comps were at or higher and weren't remodeled, so I went for it.

@Dan GustavsonI’d also Rent out the RV as an air bnb and then kick the dog out of his house and rent it as a mother in law suite ,throw out the Christmas crap in your attic and rent it to college students , convert your sons tree house to a sober living for men home .
